Focused Internet Marketing is the Key to Getting Your Property Sold! Your Realtor has studied the market data. You’ve set a price based on market value and not on emotion. You know that the key to “getting it sold” is to have the “right” ready, willing and able buyer find your property. How do you best accomplish that key task? Targeted, focused internet marketing. Well, what do I mean by that? Anyone can list a property on their company’s website and post it to multiple other sites and lists, but is your property lost among hundreds of other listings or has the listing been targeted to the right pool of buyers? Is there a featured listing of your property on the front page of multiple websites that target the buyer for your type of property? A targeted approach takes into consideration what the seller’s goals are and balances those goals with the current market conditions. We focus our marketing on the areas that will bring the right buyer to view your property. Your listing will be seen as “new” for approximately 10 days. The internet is a fast moving marketplace – you have to have your targeted, focused marketing pieces in order and ready to go from day one. We create an eMarketing package of up to 25 photos, 2 types of virtual tours, enhanced eflyers and listing packets. The listing is featured on our six websites and a featured listing on various sites that best match your property’s profile and is posted to, at minimum, 90 other websites and lists. It is not “focused” marketing to post a $300,000 listing on a site that features mainly $4.5 million dollar properties nor vica versa. If you are trying to get a property sold because you are moving in two months, your eMarketing should be targeted to the local market or those people soon to arrive in Hawaii. New buyers looking online look for an average of 12 week before they buy and may not yet be prequalified. Local Realtors and buyers already looking may be more ready and able to buy.
